This website has previously analysed other UK-based REITs;, British Land Plc and Land Securities Plc. The most recent REIT analysis prior to this once can be found here. The reason for looking at UK REITs is that they are very cheap. UK REITs have spent the last few years writing down the value of their properties in preparation for Brexit. In the last 12 months REITs have done further write downs relating to COVID problems. The share prices of UK REITs are now trading below asset values that have been written down multiple times in the last 3-4 years. UK REITs are cheap against low valuations.
The share price decline of GPOR has been greater than the decline in asset values as you can see in the chart below.

A REIT (Real Estate Investment Trust) in UK pays no corporation tax as long as the company pays out 90% of property income as a dividend to shareholders. This makes the REIT form an excellent way for investors to access property income streams with tax advantages. The REIT structure also means that management are incentivised to pay out 90% of income to shareholders. UK investors who own shares in a UK REIT in an ISA end hop with the full amount of rental income, without corporation tax and without any personal income tax.
